Preventative Home Maintenance Tips
Owning a home is a big investment — and staying ahead of maintenance prevents small issues from turning into expensive repairs. Here’s a quick, actionable set of checks you can do throughout the year.
Seasonal Checks I Recommend
Check for Leaks Every Season
Look under sinks, around toilets, at the water heater, and outdoor spigots. Catching a slow drip early prevents rot, mold, and water damage.
Service HVAC Twice a Year
In Las Vegas heat, change filters monthly and schedule service in spring & fall to avoid 110° breakdowns and keep efficiency high.
Seal Windows & Doors
Replace weatherstripping, reseal frames, and caulk gaps to cut drafts and lower energy bills.
Clear Gutters & Downspouts
Prevent roof leaks and foundation issues. Clean twice a year, plus after windy storms.
Watch for Wall/Foundation Cracks
Mark and monitor new gaps. Early attention keeps small settling from becoming structural work.
Test GFCIs & Smoke Detectors
Push GFCI “TEST” monthly. Change smoke detector batteries every 6 months or book a full home safety check.
Drain Water Heater Yearly
Flushing sediment improves efficiency and extends tank life. Not sure how? I can handle it safely.
Clean Dryer Vents
Lint buildup is a real fire risk. Clear the vent at least once a year, more if you do frequent laundry.
Maintenance Saves Money
Be proactive and you’ll avoid roof damage, flooding, and electrical fires. I offer seasonal tune-ups and whole-home checkups.
