My job is to find the source before it turns into water damage, electrical trouble, or a much bigger bill.

What hidden home issues usually show up first?

💧 Moisture that should not be there

Musty smells, dark grout, swollen baseboards, and soft drywall often point to a slow leak that has been building for weeks or months.

⚡ Heat, flicker, or buzzing

Warm switches, nuisance trips, or lights dimming under load usually mean a loose connection, overloaded circuit, or failing device.

🧱 Cracks and movement

Hairline cracks near doors and windows can be normal settling, but widening gaps and rubbing doors suggest the home is moving unevenly.

One room always hotter, dusty vents, or foggy windows can point to airflow loss, failed seals, or insulation problems.

How do I diagnose the problem without guessing?

1) Listen to the story

I start with what changed, when it started, and whether it happens all the time or only under certain conditions.

2) Test the likely zones

That can mean moisture meters, outlet and GFCI testing, pressure checks, visual inspection, or tracing the path of a leak or crack.

3) Prioritize the fix

You get a plain-English answer: what is urgent, what can wait, and what is safe to monitor instead of overreacting to.

What can it cost if you wait too long?

  • • A tiny leak can turn into cabinet damage, mold, and drywall replacement.
  • • A warm outlet can become a breaker issue or a fire risk if ignored.
  • • Minor cracking can spread into trim, tile, and door alignment problems.

Can you check anything yourself first?

  • • Look under sinks and around toilets for dampness, staining, or swelling.
